When your reservation is confirmed and dates are locked in for your visit, the units are removed from the rental market and other potential guests are turned away for those dates. Therefore:

1. Deposits are not refundable unless the reserved unit is rented to other guests for the same time period originally reserved.
2. Cancellation request must also be received 45 days prior to your arrival date.
3. In the event the unit is re-rented, you will receive a refund less a handling fee of 10% of the deposit.
4. Non-cancellation requests within 45 days or a failure to show will result in total forfeiture of deposit.
5. There are no refunds for early departure or inclement weather.

1. Payment for the balance due may be made by Visa; MasterCard; Venmo; Cashier's Check; Money Order; or Cash.
2. Payment of balance due must be paid upon arrival.
3. Credit/Debit payments must be made by one card. If multiple cards must be used, there will be a 5% charge for each transaction.
4. Bookings for your maximum group size applies to every night of the duration of your stay. For example: if you have a total of ten people one night, you will be charged for ten people every night.
5. Permits to ride the trails must be paid for separately by cash.
